Commercial Roof Repair in The Colony
Home / Service Areas / The Colony
The Colony has grown up along the shore of Lewisville Lake, with offices, retail, restaurants and entertainment around Grandscape and along SH 121, plus older commercial buildings closer to Main Street. Owners here often get two or three repair quotes for the same leak and find prices that are far apart. The difference is usually not in the cost of labor or materials. It is in what each contractor thinks the job includes.
We also serve Lewisville and Little Elm. On every job, we start with what the repair is meant to fix and then show you exactly what our price includes.
Wind off Lewisville Lake and North Texas hail both take a toll here, so we always check for storm wear while we are on the roof.
Know what the repair is meant to fix
Before anyone prices a repair, it should be clear what problem it is solving. Is it one active leak? Several leaks? A section of roof that keeps failing? A commercial roof inspection answers that question.
We trace each leak to its source and check the roof around it: seams, flashing, penetrations, drains and the condition of the membrane. We note what we found, what we fixed in place if anything and what still needs work. We also note what we could not check, such as areas blocked by equipment or insulation we could not see without a core cut.
If the leak is not a roof problem, such as a clogged HVAC drain, a window frame or a wall joint, we tell you so you do not pay a roofer for the wrong fix.
Once the problem is clear, the repair can be sized to fit it, and different quotes can be compared on the same basis.
Compare the work, not just the totals
Different quotes for the same leak often cover different work. One might patch the visible split. Another might replace the whole flashing at that curb. A third might include replacing wet insulation underneath. All three are "fixing the leak," but they are not the same job.
On a PVC roof, a proper repair means identifying the membrane, cleaning it, removing any incompatible patches and hot-air welding new PVC to the existing sheet. We probe every weld. Flashing at curbs and walls is replaced with new PVC flashing, not covered with sealant.
Our proposals spell out the work area, what is removed, what is installed and what is assumed, such as dry insulation. If you share other quotes, we are happy to walk through the differences. Often the cheapest quote leaves out something the others include.
We also explain why a repair is the size it is, so you understand why a small leak can need a larger fix.
Find and price hidden damage
Some damage cannot be seen until the roof is opened. Wet insulation, rotted wood blocking and rusted deck are common under long-running leaks. We cut a test opening at each repair to check.
If we find hidden damage, we stop and photograph it. We explain what needs to be replaced and why, give you a revised price and wait for your approval. Nothing gets covered up and billed later without your knowledge.
If the damage looks widespread, a roof condition report or infrared scan can show how far it goes. That helps you decide whether to expand the repair now or plan a larger project.
On the invoice, the original scope and any approved changes are listed separately, each tied to its finding. That makes the final cost easy to explain to ownership or a lender.
Hidden-damage photos are also useful for insurance and warranty purposes, so we keep them with the job file.
Plan around the building
The Colony has a lot of retail, restaurants and entertainment venues that run long hours, plus offices that run during the day. On an office building, we ask about business hours, parking and tenant notifications. Loud work like cutting out old material is scheduled when it will disturb the fewest people.
For restaurants and entertainment venues, we ask about kitchen exhaust, events and busy periods. Grease from kitchen exhaust fans can damage roof membranes, so we note any buildup and recommend containment if needed.
We agree on the roof access point, where materials are staged and how debris comes down. If the only access is through a tenant space, we coordinate with the tenant ahead of time.
We also check the weather. With rain in the forecast, the roof stays closed. If a storm arrives unexpectedly, the crew secures the work area before leaving.
Air intakes near the work get attention, too. Some primers and adhesives have a smell, and we coordinate with your HVAC contractor to keep it out of the building.
Leave a repair record worth keeping
When the repair is done, you get a report with the problem, the source, any hidden damage, the finished repair and photos of each stage. Any change in scope is explained along with the condition behind it.
We also list other areas we noticed but did not repair, such as aging seams, flashing near the end of its life or drains that hold water. These are notes for your maintenance plan, not sales pitches.
If we think repair and replacement should be compared, we say so and explain why. That comparison is a separate step, based on a full look at the roof, not on one leak.
Keep it on file. It helps the next roofer, buyer or insurance adjuster understand what was done and when.
Should one of our repairs leak again, let us know and we will return to diagnose it.
Commercial Roofing Questions
Why can repair prices differ so much for the same leak?
Because each quote may cover different work: a patch, new flashing or replacing wet insulation underneath. Compare what each includes, not just the total.
What if the membrane at the repair is uncertain?
We identify it, clean it and test a weld before installing the repair. Incompatible patches are removed first so the new material bonds properly.
How is added work approved?
We stop, photograph the hidden damage, explain what needs to be done and give you a revised price. Nothing moves forward until you sign off.
When does it make sense to compare repair with replacement?
When the inspection shows widespread wet insulation, repeated failures or a membrane wearing out across the roof. That comparison needs a full look at the roof.
What should the final repair report contain?
The problem, the source, any hidden damage, the finished repair with photos, any scope changes and other areas worth watching.
