Commercial Roof Repair in Legacy West and Legacy Business Park
Home / Service Areas / Legacy West and Legacy Business Park
Legacy West and Legacy Business Park hold some of Plano's largest corporate campuses, plus mixed-use buildings with shops, restaurants and apartments above. Roofs here are often newer and better maintained than average, but they are also crowded with equipment and held to high standards by property managers and corporate facilities teams. When something goes wrong, those teams want a clear answer: what failed, what will it take to fix and does it say anything about the rest of the roof?
We also serve Granite Park and Frisco. On every job, the inspection drives the scope, and the proposal says plainly what we know and what we still need to confirm.
Let the inspection set the scope
A single failed flashing does not mean the roof needs replacing. We have seen owners talked into big projects because of one leak. A commercial roof inspection should tell you whether the problem is local or part of a wider pattern.
We inspect the leak area and the roof around it: seams, flashing, drains, penetrations and the condition of the membrane. If the rest of the roof is sound, we recommend a repair and say so. If we see the same failure in several places, such as shrinking flashing at every curb, we explain that it may be time to plan a larger project.
We also note what the inspection did not cover. If parts of the roof were blocked by equipment or the insulation was not tested for moisture, those areas are listed as open questions. You should never assume the whole roof was checked when only one corner was.
Make sure the prices cover the same work
Corporate facilities teams often collect several bids. To compare them fairly, each one needs to cover the same work. Does it include replacing wet insulation if found? Is access by crane or by hatch? Is after-hours work included? Are temporary protection and cleanup part of the price?
For an office building, our proposals spell out the work area, the specific repairs, the access method, the work hours and any assumptions. If something is not included, we say so. That makes it easy to put our number next to another one and see where the differences come from.
When we offer two options, such as a repair and a larger restoration, each has its own scope, price and list of assumptions. Neither is padded to make the other look better.
If you are under a manufacturer warranty, we also check whether the repair needs to be done by an approved installer or reported to the manufacturer, so the warranty is not put at risk.
Use materials that match the roof
Many roofs in Legacy are single-ply systems. On a TPO roof, we identify the membrane at the repair, clean it and heat-weld new TPO to it. We probe every weld after it cools and fix any gaps. Old TPO can be harder to weld, so we test a small area first.
Equipment changes often cause leaks here. A new exhaust fan, a moved condensing unit or added conduit may have been flashed with sealant instead of proper boots or curb flashing. We replace those with proper details that match the roof.
If we find an incompatible patch from a past repair, we cut it out before installing new material. Layering new TPO over an asphalt-based patch or the wrong sealant will not hold. We also check that the repair area drains properly, since water sitting against a new seam shortens its life.
When opening the roof changes the plan
Sometimes the roof looks fine on top but the problem goes deeper. When we cut into a repair area and find wet insulation, rotted wood nailers at the edge or rusted deck, the plan has to change.
We stop, photograph what we found and explain the extra work. Wet insulation needs to come out and be replaced. Rotted wood blocking needs new lumber before the flashing goes back on. Rusted deck may need a structural look before anything else happens. We give you a revised price and wait for your approval.
While you decide, the area stays protected with temporary material. We tell your property manager exactly what is temporary and what still needs to happen.
These findings also matter for the bigger picture. If wet insulation is spreading under the membrane, the repair may be the right first step, but it is worth checking how far the moisture extends before budgeting for the next few years.
A record that follows the decision
When the repair is complete, your report covers the inspection findings, the repair scope you approved, any changes made during the work and why, and photos of hidden damage and the finished repair.
That record is useful for roof capital planning. It shows which areas were repaired and are now in good shape, and which areas are still open questions. If you plan a larger project later, the next contractor or consultant can start from facts instead of guesses.
Open items, such as areas that still need moisture testing, are listed with their locations. If temporary protection is still in place anywhere, the report says so and explains what is pending.
Corporate facilities teams and property managers can share the same report with ownership, finance and insurance, so everyone is looking at the same information.
Commercial Roofing Questions
Can one leak mean the whole roof needs replacing?
Not by itself. We inspect the leak and the surrounding roof to see whether the problem is local or part of a wider pattern, and we tell you which it is.
How do I make two roofing prices comparable?
Check that both cover the same work: insulation replacement, access method, work hours, temporary protection and cleanup. Our proposals list all of these so you can compare.
How do you fix a repair spot that someone else changed?
We identify the membrane actually there, remove incompatible patches and sealant and install proper flashing that matches the roof.
What happens if opening the roof reveals more damage?
We stop, photograph it, explain the extra work and the cost and wait for your approval. The area stays protected while you decide.
What record helps with future budgeting?
A report showing what was inspected, repaired and changed, with photos and a list of open items. It gives your finance team and any future contractor a clear starting point.
