The condition of the membrane around a PVC repair can change the prep the crew needs. Installing new membrane and welding to aged material are different jobs, each with its own product method. We work through those decisions on Plano PVC roofs before writing the scope. You get the base layers, membrane work and flashing repairs together, with prep described as real work, not assumed from the word PVC.

August 2023 ranked among the hottest Augusts on record at DFW, and long stretches of heat age a roof membrane. For a large building like the Plano Municipal Center on K Avenue, or any PVC roof in the city, we review the roof areas and the condition of the membrane we can reach. Our recommendation ties the chosen product to the prep and installation your roof needs.

Identify the sheet and earlier repairs

We identify the membrane being installed, or the one already on the roof at the repair. Old patches and coatings that affect the new weld are noted. "PVC" still needs the specific product and method checked. The repair edge has to land on good material, and if an old coating can't be identified, we check before welding to it.

A Sika Sarnafil roof, for example, may have Sarnafil or Sikaplan membrane, and each family has its own product information and installation method. We keep the exact product in the scope rather than a general label. You'll know which existing surface the crew will prep, which product will make the repair and how any old patch will be handled.

Separate seam preparation from general cleaning

Sika's US seam-prep bulletin treats dust on new membrane differently from aged or contaminated PVC. For aged or dirty membrane, it calls for SarnaRoof Membrane Cleaner 100, followed by a dry wipe of the seam overlap. The prep product should match the condition at that weld.

Our commercial roof repair scopes keep that difference clear. If broader cleaning of the roof is also proposed, it's listed as its own item with its area and purpose. You can tell whether the estimate includes seam prep, general cleaning or both. Sika's bulletin handles them differently, calling for a water rinse when cleaning across the membrane surface. The crew follows the instructions for the task at hand, and you can see why a seam prep line is different from roof cleaning.

Define the receiving assembly

We check what the new membrane or patch will go over: the existing layers staying in place and the insulation or board planned for the job. If something under the membrane affects the decision, we test. A visible tear in the membrane doesn't prove every layer below it is fine to keep.

An EPDM roof is a separate option with its own full assembly and seam method. For the PVC proposal, we list the tear-off area and depth with the new materials. You'll see whether a bid covers only membrane repair or includes insulation work too. The reason for any difference stays with the finding, so a bigger allowance ties back to a roof condition, not the product name.

Plan the heat-welded connections

PVC systems such as Sarnafil and Sikaplan use hot-air welded seams. The product method controls the prep and welding for that material and condition. We identify the sheet layout and the detail work. On a repair to existing membrane, the prepped edge is defined before the crew starts welding.

A TPO roof is also heat-welded, but it's a different material with its own method. Each proposal needs its own materials and installation description. We show the roof area and the seam and flashing work in each estimate. You can compare the complete jobs without assuming one welding description or cleaner works for every sheet just because both are heat-welded.

Examine the flashing interfaces

We identify every drain, curb, pipe and roof edge the PVC work touches. The flashing method depends on the component and the material it bonds to. If a curb or drain is damaged and has to be fixed first, we say so and who handles it. The membrane work stays tied to the condition of what the crew will be flashing to.

For a campus with lots of rooftop equipment, such as Collin College's Spring Creek Parkway campus, we'd review the roof and equipment records before planning the PVC details. Our skylight and penetration flashing scope separates curb repair from the finished membrane flashing. You'll know whether the price assumes the existing curb stays or includes a repair before the new flashing goes on.

Preserve preparation and installation locations

We record the PVC product installed and keep photos of each work location. The prepped area at each repair and the detail finished there are noted. If further review changed the scope, the finding and the revised work are recorded. You'll be able to recognize each repair after the surface work is done.

For Downtown Plano buildings and across the city, you can find the installed material and see how it was built. A later contractor can use the record to plan another repair or curb change. It also separates new PVC work from older patches elsewhere on the roof and gives you a clear reference for the prep and installation you paid for at each location.

Commercial Roofing Questions

Why do older patches next to a PVC repair matter?

Their material and condition affect whether the new weld will hold at the edge. We identify them and plan the prep before choosing the repair method.

How does Sika handle seam prep versus general roof cleaning?

Its US bulletin treats them differently: Cleaner 100 and a dry wipe for contaminated seam overlaps, and a water rinse for cleaning the overall surface. We follow the method for the task at hand.

What should a PVC estimate say about the layers underneath?

It should list the existing layers staying, the new insulation or board and how the membrane is attached, plus any tear-off or testing that affects the job.

Can PVC and TPO bids use the same welding description?

No. Each product has its own method. Both bids should spell out prep, seams and flashing for their own material.

What makes a PVC repair record useful later on?

The product used, the prepped repair locations, finished details and photos, plus the reason behind any change to the repair.
