Commercial Roof Repair in Sachse

Home / Service Areas / Sachse

Sachse has grown from a small town into a busy suburb, with shopping centers, offices and service buildings along SH 78 and the George Bush Turnpike. Many of these roofs are flat or low-slope, and the biggest enemy of a flat roof is water that does not drain. Clogged drains, scuppers packed with leaves and outlets that back up during heavy rain cause a large share of the leaks we see here.

We also work in Garland and Wylie. Our approach is simple: keep the roof maintained, fix real problems properly and keep a clear record of both.

A drain that clogs once usually clogs again. Trees near the building, nesting birds and debris from rooftop equipment service all add up. Regular cleaning is cheap compared with the water damage a backed-up drain can cause in a single storm.

Maintenance and repair are different jobs

Maintenance and repair are related but different. Maintenance means clearing drains and scuppers, removing debris, checking sealant, tightening loose metal and looking for early signs of trouble. Repair means fixing something that has already failed: a seam, a flashing, a puncture.

With preventive roof maintenance, we handle routine items during the visit and list repairs separately with their location, photo and price. A clogged drain gets cleared on the spot. A split flashing at the drain gets photographed and quoted.

This distinction matters because cleaning alone does not fix a leak. If water has been backing up around a drain, the flashing at the drain bowl may have failed. Clearing the debris stops the backup but not the leak. We check both.

Spring and fall visits catch most problems before they turn into leaks. A quick check after major storms adds another layer of protection.

Pin down the permanent repair

When water is reported near a drain or outlet, we look at the drain bowl, the clamping ring, the flashing around the drain and the membrane leading to it. On a TPO roof, failed drain flashing is a common problem. The membrane may have pulled away from the clamping ring, or the ring may be loose or missing bolts.

A permanent repair means cleaning the area, replacing damaged membrane and flashing, reseating the clamping ring with all its bolts and making sure the membrane is properly sealed under it. We heat-weld new TPO to the existing sheet and probe the welds.

Scuppers and gutters need similar care. We check the metal, the flashing where the membrane meets the scupper and the seal at the downspout.

We also look at whether the drain is in the right place. If water ponds a few feet away and never reaches the drain, a cricket or tapered insulation may be needed.

Check what stays under the repair

Water that backs up around a drain often gets into the insulation. Before we close a drain repair, we cut a small test opening and check. Wet insulation gets replaced.

If wet areas look larger, a roof condition report or infrared scan can show how far the moisture has spread. That helps you decide whether to replace a small area now or plan a larger project.

We also check the deck around the drain. Drains are low points, and water can sit there for a long time. Rusted metal deck around a drain is common on older roofs. If we find it, we stop and show you before going further.

Everything we find is photographed before it is covered. Added work is explained and priced first.

Work around the businesses below

Shopping centers in Sachse often have several tenants, each with their own hours. On a shopping center roof, we coordinate with your property manager about tenant notifications, deliveries and customer parking.

Drains on retail roofs often sit directly over sales floors, stockrooms or restaurant kitchens. When we work on a drain, we may need to check the plumbing below, which means entering a tenant space. We arrange that ahead of time.

We keep ladders, lifts and debris away from storefronts and walkways. If a repair is near a restaurant exhaust fan, we coordinate with the tenant about timing and grease buildup, which can damage roof membranes over time.

We also confirm who to report to at the end of each visit.

Grease from kitchen exhaust is especially hard on single-ply roofs. We can recommend grease containment around those fans if we see buildup.

Keep maintenance and repairs on separate records

After each visit, you get a report that keeps maintenance and repairs separate. The maintenance section lists drains cleared, debris removed and routine items checked. The repair section lists each repair with its location, photos before and after and any hidden damage we fixed.

Keeping them separate helps with budgeting. Maintenance is a predictable yearly cost. Repairs come up as needed. Seeing them side by side over several years shows whether the roof is holding steady or starting to need more attention.

The report also notes any concerns we saw but did not address, such as a drain that ponds or flashing that is getting old.

If a larger project starts to make sense, we tell you, and we price it as a separate option with its own assessment.

Keep these reports with your building records. They help with warranties, insurance and any future sale.

Commercial Roofing Questions

How are drain cleaning and roof repair different?

Cleaning clears debris so water can flow. Repair fixes something that has failed, like flashing at the drain bowl. Clearing a drain does not fix a leak around it.

What do you check when water is reported near a drain?

The drain bowl, clamping ring and bolts, the flashing around the drain, the membrane leading to it and whether water actually reaches the drain or ponds nearby.

What material does the permanent drain repair use?

Material that matches the roof. On TPO, we weld new TPO flashing to the cleaned existing sheet and reseat the clamping ring with all its bolts.

When is a broader roof review worth it?

When wet insulation spreads beyond the repair, drains keep failing or several areas show the same wear. A condition report gives you the full picture.

What should the completed report keep separate?

Routine maintenance items and actual repairs. Each repair has its own location, photos and cost.
