Factory-applied seam tape makes Carlisle roofs faster to install, but the seam still has to be prepped and finished right on the roof. For Carlisle SynTec work in Plano, we check the actual membrane and the accessories that go with it before we explain the repair or new installation. You should be able to see how the prep, seams and flashing will be done on your roof. A product name and a square-foot total don't tell you.

We inspect the area that's leaking or damaged and identify the membrane there, along with any old repairs. Whether the building is near Collin College's Spring Creek Parkway campus or anywhere else in Plano, our recommendation states how the seams will be made, what has to be fixed around them and any testing still needed before the work is final.

Start with the actual membrane

Carlisle's membrane lines include Sure-Seal EPDM, Sure-Weld TPO, Sure-Flex PVC and FleeceBACK. Naming the exact product keeps the conversation on the system that's on your roof or being proposed. A brand family doesn't tell you every accessory, fastening pattern or detail, and those have to be worked out for the specific product and the roof it's going on.

A commercial roof inspection identifies the membrane and any patch materials at the problem area. We note where we confirmed the product and where something still needs checking. You can tell what we know about one area from what we're assuming about the rest of the roof. Where new work will meet a different existing membrane, we find that joint and plan the right tie-in before pricing the full job.

Describe the field part of the seam

Carlisle's EPDM line includes Factory-Applied Tape and pressure-sensitive accessories that come with adhesive already on them. That tells you where the adhesive is. The seam still needs the right cleaning, priming and rolling for the surface it's going onto. We keep the membrane and accessory names tied to the installation instructions for that surface.

A Versico EPDM system can be a reasonable alternative, but we don't assume one product's seam method carries over to another just because both are EPDM. We spell out the field work in each proposal, including how weathered membrane or old patches will be cleaned and primed. Even when the tape comes with adhesive, the crew still has to prep the surface properly, and the estimate should say so.

Examine the patch beyond its center

At a local repair, we look at the membrane around the damage, not just the hole itself. We note what existing membrane will stay and what prep it needs for the patch to bond all the way around. A patch size alone doesn't account for a nearby seam, an old repair or a different material at the overlap. If an old patch has to come off, we show that step and check the membrane underneath before finalizing the new patch.

Our commercial roof repair scope shows the prep around the damage and how the patch ties into the existing roof. If something hidden affects the repair, such as wet insulation, we test before setting the final quantity. Any cut-out is listed separately from surface prep. That lets you compare bids that fix the same problem in the same way, rather than two patch prices that include different work around the edges.

Match the flashing to the altered component

When a curb or pipe has been changed, the flashing has to fit the new condition. We check the curb or pipe, the backing behind the flashing and the flashing method. Any repair that has to happen before the membrane goes on is listed, and if another trade handles it, we name them and note when it has to be done. A pressure-sensitive flashing accessory can't fix a damaged curb.

For larger public buildings like the Plano Municipal Center, existing roof and equipment records help guide the review. A Sika Sarnafil system uses a different flashing method, and we can price it as an alternative. Each product's details stay with its own proposal, so you see the full curb and flashing work for each option before choosing.

Price retained construction explicitly

When a repair or replacement keeps existing roofing underneath, we say what's being kept and why. If a hidden condition could change that call, we recommend testing first. The price separates what stays, what comes off and the new materials that go on top. A dry membrane surface doesn't prove every layer below it is dry.

Our roof insulation and cover board scope separates confirmed reusable material from tear-off and new board. We show the planned tear-off depth at the inspected area and keep any unconfirmed boundary flagged. If testing changes the quantity, we document the result and explain the revised work. You're paying for a defined job, not an allowance that changes as soon as the roof is opened.

Leave a usable seam and detail record

We keep the installed membrane and accessory names with each repair location and the details used. Prep and curb work are photographed before they're covered. If an existing condition changes the seam or flashing method, the finding and the change are recorded together. The closeout says what stayed, what was fixed and what's still waiting on another trade.

For Downtown Plano buildings and elsewhere, anyone reviewing the roof later can find exactly where we worked. A future patch or curb change can be matched to the products already used there. It also gives you an honest record of a limited repair, instead of a broad claim that the whole roof system was renewed.

Commercial Roofing Questions

What Carlisle product information helps start a roof review?

The specific membrane on the roof and where it was confirmed. We keep that separate from anything we haven't checked yet, like another roof area or the layers underneath.

Does factory-applied seam tape mean no prep is needed on site?

No. We follow the product instructions for the seam being made. The surface still needs cleaning, priming and rolling as required, even with factory-applied adhesive.

Why do old patches matter on a Carlisle repair?

Their material and condition affect whether the new patch can bond around its edges. We include the prep and any old patch removal in the repair scope.

What has to happen before flashing a modified curb or pipe?

Any damaged backing or curb has to be repaired first, and we confirm who's doing it and when. Then the new flashing is installed to match the finished curb.

How should kept layers show up in a Carlisle repair or replacement bid?

The bid should name what's being kept and the test results behind it, list tear-off and new insulation or board separately and flag any area still waiting on testing.
