Cool Roof Installation in Plano, TX

Home / Commercial Roofing Services / Cool Roof Installation

A cool roof reflects more sunlight and sheds heat faster than a dark roof, which can help keep the top floor of a building cooler in a Texas summer. August 2023 was one of the hottest Augusts on record for Dallas-Fort Worth, and summers like that have more Plano owners asking about reflective roofs. A cool roof can be a new white membrane or a reflective coating over the existing roof. Either way, the choice starts with the roof you already have.

We look at the existing roof, figure out what it needs and then compare the reflective options that make sense for it. Our proposal shows the product, the repairs and preparation underneath it and the full installed cost, so you are comparing complete jobs rather than paint colors.

Know what product you are getting

Two terms come up with every cool roof product. Solar reflectance is how much sunlight the surface bounces back. Thermal emittance is how well it releases the heat it does absorb. Both matter, and reputable products publish them. A description like "white" or "reflective" alone does not tell you much.

For a TPO roof, we name the specific membrane we are proposing, not just "white TPO," because products within the same family differ. If the product changes during selection, we update the proposal so the name, the published ratings and the installation method all match. That way the person signing off is looking at one consistent description, not three documents that disagree about what is going on the roof.

Start with the existing roof

Before choosing a cool roof, we inspect what is already there: the membrane, seams, flashing, drains and any coatings applied in the past. A reflective coating over the existing roof is a very different job from tearing off and installing new membrane, and the inspection tells us which one makes sense.

A commercial roof inspection for a cool roof project also checks for wet insulation, because a reflective surface over wet insulation will not perform well and can trap the moisture. We list the repairs the roof needs regardless of which option you choose, and we flag areas that need test cuts or a moisture scan before a final decision. The reflective product should follow the condition of the roof, not hide it.

Coatings need real preparation

A reflective coating can be a cost-effective cool roof if the existing roof is sound and dry. But the coating is only as good as the surface under it. Seams, flashing and punctures have to be repaired first, the surface cleaned and, where the product calls for it, primed.

With roof coating restoration, we list the preparation as its own part of the price: repairs, cleaning, priming, adhesion testing and any fabric reinforcement at seams. Those steps are where much of the labor goes, and they are what make the coating last. If an estimate shows only the coating and not the prep, ask what is being left out.

New reflective membrane options

When the existing roof is too far gone for a coating, a new reflective membrane is the other path. That might be a recover over the existing roof, if the insulation is dry and building codes allow another layer, or a full tear-off.

On a PVC roof, a new white membrane comes with heat-welded seams and its own flashing details. We spell out what is removed, what insulation and cover board go down, how the membrane is attached and how every curb, wall and edge will be flashed. A new membrane option should be priced as a complete roof, not as a surface treatment with the hard parts left out.

Compare the full cost

Cool roof prices can vary widely, and the reasons are usually in the details. One proposal may include tear-off and new insulation. Another may be a coating with minimal prep. A third may be a recover that assumes dry insulation nobody has tested.

We lay out each option side by side: what is removed, what is repaired, what is installed, what is assumed and what still needs confirming. When a coating option is close in price to commercial roof replacement, it is worth asking which one gives more years of service for the money. We do not promise specific energy savings, because those depend on the building, its insulation and how it is used.

Your utility bills, insulation levels and building use all affect the real-world result.

Keep the product and installation records

When the cool roof is installed, you get a record that names the actual product used, its published reflectance and emittance ratings, the repairs and preparation done underneath and photos of each stage. That record matters for warranties and for anyone who works on the roof later.

Reflective surfaces lose some of their reflectance as dirt builds up, so occasional cleaning and inspection help them keep performing. Whether your building is in Downtown Plano or out on the tollway, preventive roof maintenance visits keep the surface clean, the drains clear and the details sound. We note the recommended upkeep in general terms so you can budget for it.

Commercial Roofing Questions

How should a proposed cool roof surface be identified?

By its actual product name, its published solar reflectance and thermal emittance and the installation method. A color description alone is not enough.

Can choosing a reflective product replace an inspection of the existing roof?

No. The existing roof decides whether a coating, recover or tear-off makes sense. Wet insulation or failed details have to be addressed first.

How does a coating compare with a new membrane?

A coating goes over a sound, dry roof after repairs and prep. A new membrane is a complete roof. Compare what each includes and how long each is expected to last.

Why do cool roof quotes vary so much?

They often cover different work: tear-off versus recover, full prep versus minimal prep, tested insulation versus assumed. Compare the scopes, not just the totals.

What should the cool roof record include?

The product name and ratings, the repairs and preparation done underneath, photos of each stage and the recommended maintenance.
